September 2026 Market Snapshot

”Historically, the fourth quarter presents the highest real estate activity of the year, and preliminary September 2026 sales suggest a similar pattern will follow this year. September marked the first month to surpass $200 million in real estate transactions, though it was 17 percent lower than last year’s figures and pales in comparison to the $355 million recorded in September of 2020.

Nonetheless, three sales above $10 million helped push the market over the $200 million threshold. Contract activity slowed compared to both August and the vibrant activity one year ago. This slowdown is likely due to constrained inventory rather than a lack of demand. Monthly price adjustments were notably lower compared to one year ago as sellers must be feeling less pressure to offer discounts in such an active market.
