July 2026 Market Snapshot

”Nantucket real estate saw another strong month of activity relative to year-to-date results, but 2026 figures continue to trail 2025 significantly. Preliminary data shows 21 transactions totaling $97 million, the second-highest monthly dollar volume for the year. However, these figures represent a significant drop in both transaction and dollar volume compared to the same period last year. July transactions ranged from a $1.5 million land sale to a $25M waterfront property on Easton Street.

July contract activity was also very vibrant with 43 new purchases recorded, similar to what we saw last year. We believe this number may be artificially low as some sellers and brokers are reticent to market contracts in the MLS until contingencies expire.

As we typically see, the number of new property listings also increased during the month with 55 new listings publicly coming to market. July is often when we see inventory peak and as of July 31st, there were 186 properties listed for sale. This is 20 percent less than at the same time one year ago.
