August 2026 Market Snapshot

”As is typical in August, Nantucket real estate sales reached their highest year-to-date volume, totaling $138 million across 27 transactions. August transactions ranged from a $1.1 million land sale to a $15M property sale in Monomoy. These sales brought cumulative dollar volume to just shy of $700 million and 163 transactions, a respective decline of 24 percent and 17 percent from 2025 figures.

New purchases were also very active during the month with 50 new contracts recorded—an increase from July and slightly lower than one year ago. Since many transactions are still not publicly in the pipeline, we expect strong activity to continue through the fourth quarter, including many high-end transactions.
