”With three of the preceding four months posting significant YOY declines, May broke rank in Q2. While transaction volume remained the same as May ’25 with 19 transactions, dollar volume surged ahead by 38 percent thanks to four sales above $5 million.

New purchase contracts also showed renewed strength and were 56 percent higher than one year ago and were the same as the number of contracts recorded last month. With the summer season quickly approaching, new listing inventory climbed higher but remained lower than at the same time one year ago.
