”Nantucket’s real estate market showed a notable slowdown in April compared to the same period last year, with total sales volume reaching $31.3 million, down 67 percent year-over-year, alongside 14 closed transactions, a 44 percent decline from April 2025.

While closings trailed last year’s pace, pending activity pointed to renewed momentum, with 25 properties going under agreement. This represents an increase of 32 percent month-over-month suggesting buyers remain active as the market moves deeper into the spring season.

Inventory remained constrained, with 144 active listings. This limited supply is down 22 percent year-over-year, supporting overall market stability. Although transaction volume softened, the uptick in contract activity suggests the market may just be off to a slower start with a harsher than normal winter (that continued into early spring) and uncertainty around the Iran conflict.
