June 2026 Market Snapshot

”Just like that, the first half of 2026 is behind us. Through the first six months of the year, both transaction volume and dollar volume remain well below last year’s pace and track much more closely to 2024.

May was the only month this year to exceed 2025 figures. Although June typically sees more robust sales activity, 2026 data fell behind, resulting in total first half results that were 25 percent lower on a transaction basis and 15 percent lower on a dollar volume basis compared to last year.

The meaningful increase in contracts signed during May and June (compared to Jan-April) suggests the market may be poised for a stronger second half of the year. But with inventory down 26 percent from 2025 levels, constrained supply may dampen overall transaction volume.
