March 2026 Market Snapshot

”After two months of reduced dollar volume, the Nantucket real estate perked up in March thanks to three high-end sales above $10 million. This brought monthly dollar volume to $90 million, fifty percent higher than in March ’25 but with 20 percent fewer transactions, illustrating the continued strength in the high end of the market.

March sales brought first-quarter totals to 53 transactions and $250 million in dollar volume, a respective decline of 25 percent and seven percent from one year ago. Due to the Iran War and stock market volatility, new contracts dropped to seven from 21, a notable decrease from one year ago.

The silver lining for sellers is that new listing inventory remained low; the total number of publicly listed properties was 20 percent lower than one year ago. We will include more insights in our March monthly report…” Jennifer Shalley Allen
