“If the month of August was vibrant then September was exceptional. Preliminary transaction data indicates there were 61 transactions totaling $282 million, the biggest month of the year by a solid margin for both transactions and dollar volume. This brought the third quarter tally to 129 real estate transfers totaling just shy of $600 million. The Nantucket real estate market hasn’t seen a quarter this big in any year since 2021. The soaring volume was undoubtedly buoyed by four transactions above $10 million, including a new record for the highest sale of the year at $31 million for 8 Sachem Road. New monthly contract activity was also very solid with 59 new recorded contracts. Total property inventory decreased for another month on a year-over-year basis, now 20 percent below 2024 listings.” Jennifer Shalley Allen
