“Preliminary October sales figures place monthly totals at 73 transactions totaling more than $330 million, a record monthly dollar volume for year-to-date 2021. This robust dollar volume can be attributed to five residential sales above $10M as well as over $40M in commercial transactions, including the $30M sale of the Nantucket Inn, which Fisher Real Estate represented. Despite a record figure for the year, dollar volume trailed 2020 monthly figures by nine percent and were off over 30 percent on a transaction basis from this time last year. Nonetheless, this places cumulative dollar volume at just shy of $1.8 billion with two months remaining in the calendar year. While inventory is dropping ever lower, new contract activity remained above historic norms suggesting the market just may reach the $2 billion mark by year’s end.
