May Market Snapshot
“May’s real estate activity reflected a host of mixed market metrics. On the one hand, monthly sales and dollar volume retreated 37 percent from May ’23 while price changes increased and the number of listings continued to significantly rise. Yet, there was a notable increase in contract activity from one year ago and the resales analysis suggests that sales values for these retrades resulted in a healthy annualized appreciation for sellers, although certainly not as robust as they were just 12-18 months ago. As we head into the busiest few months of the year, it’s going to be interesting to see how the balance of supply and demand impacts pricing. Early June activity suggests the lower (<$2.5M) end and the very high end ($10M+) of the market are vibrant, while activity is starting to seasonally pick up for the middle of the market.
