“It’s official, as of July 31, 2021, the Nantucket real estate market surpassed $1 billion. With every month this year posting $100 million to $250 million in sales, this was the earliest in the calendar year we’ve seen this type of volume. Historically speaking, the 2020 market was the best market on record at over $1.8 billion so it remains to be seen whether the 2021 market will be able to take the lead. At this time last year, the market was just starting to heat up but there was also more than double the inventory than there is today. So While today’s market feels just as strong from a demand perspective, we are seeing that the lack of inventory is translating into reduced sales figures from a comparative standpoint. This said, there continue to be several off-market properties hitting the books (a few of which will be in the ultra-high-end) so we could be surprised by what else unfolds in the remaining five months of the year.” Jennifer Shalley Allen
