“The Nantucket real estate market saw $51M in sales through 16 transactions in April, bringing year to date volume just over $200M through 61 property transfers.  This represented a year to date decline of 50 percent for both transaction and dollar volume metrics from this time one year ago.  Until recently, we could blame most of the sales volume decline on the lack of property inventory.  While inventory levels remain historically low, as of April 30, 2023, the total number of properties listed was 30 percent higher than one year ago.

April sales were led by the $8.5 million sale of 39 Cliff Road, which sold for a 13 percent discount from the original list price.  While there were two properties that sold for the full listing price, the sales discount measured 10 percent off the listing price for properties that sold in April.  This is higher than the four percent discount average that we witnessed over the last several months and a metric that we will keep a close eye on to determine whether there is any material movement in property values, or mispricing occurring.

New purchase activity was nearly identical to the previous two months with 16 new contracts, including at least three that we know of which had multiple bidders.  New listings continued to increase with 34 newly listed properties in April.” Jennifer Shalley Allen
