“The Nantucket real estate market officially surpassed the $1 billion threshold with November transactions.  The 24 monthly transactions measuring $92 million placed the market at approximately $1.075B and 271 transactions based on preliminary data.  As has been the trend this year, transaction volume and dollar volume is off 22 percent and 16 percent respectively from 2022 while inventory levels continue to trend higher.   November’s highest sale of the month, the $19.2 million waterfront sale of 88 Pocomo Road, illustrated another relative high water mark for land values in the area (the home was not completed at the time of transfer) while re-trade analyses from other sales during the month point to annual appreciation rates in the 14-15 percent over the last three to four years. More to come in our monthly report…” Jennifer Shalley Allen
