“The new year kicked off with far fewer transactions than what the Nantucket market typically sees in January. There were just 15 transactions compared to the five-year January average of 41. Dollar volume still surpassed $50 million thanks to two $10M+ transactions.

Monthly sales were led by the $12 million sale of 34 Brewster Road and an $11 million sale along Hulbert Avenue, continuing the trend of high-end activity that has been vibrant for quite some time. The lowest sale of the month was $650,000 for a two bedroom townhome unit in Madaket.

New purchase activity was down quite significantly from historic records, measuring approximately one-third of what we’ve seen in January over the last few years. This is undoubtedly due to the combination of low inventory (88 listings in total) and rising interest rates.
