Some may ask why the annual real estate figures differ across various brokerage offices. Here at Fisher, we exclude certain transactions and explain exactly why in our report. And, more importantly, we research every single trade and confirm that the data associated with each sale in our MLS is accurate. Say, for example, a house is on the market for 100 days with a broker and it doesn’t sell. If it is then relisted with another broker at a lower price, the MLS doesn’t capture the original 100 days or the original list price, leading to an artificially low marketing time and higher sale/list price metric. Fisher’s data captures the total days on market associated with each property and also tracks the original list price so you can be assured that the data is accurate.
