“While the weather has been hot island-wide, the local real estate market only appears to be hot in certain areas and price points as evidenced by recent sales trends and lingering inventory. Preliminary July figures show monthly sales tallied $75 million across 23 transactions, a decline of 28 percent and 8 percent respectively from July of 2023. Monthly transactions ranged from a $12.4M speculative sale in Monomoy that was marketed for nine months, to a privately sold 1BR/1BA condo for $660k. New purchase activity held steady from June with 33 new contracts while price changes nearly doubled with 53 price adjustments in the 31-day period. New listings also rose bringing the total number of properties listed for sale to 245, an increase of 70 percent from one year ago. While we continue to see some areas enjoy property appreciation, some transactions are reflecting modest, if any, appreciation.
