December Market Snapshot
“The Nantucket real estate market rounded out 2024 with roughly $90 million in December sales, bringing the preliminary year-end total to $1.35B for annual dollar volume through 312 transactions. Monthly transactions were led by the $14 million sale of 14 Nonantum Avenue while yearly transactions were led by two, $26 million residential sales. This is significantly lower than one year ago when two transactions were above $38 million. After a year of more muted appreciation in 2023, the median home sale value jumped once again in 2024, rising to $3.73 million by year’s end, a 17 percent YOY increase. Inventory levels ended relatively flat to 2023 with 132 properties on the market as of December 31, 2024, but average inventory levels during the year were 40 percent higher than one year ago. This led to the first annual increase in average marketing times we’ve seen in a while.
