November 2025 Market Snapshot

Following on the heels of the highest month of dollar volume ever recorded, November real estate sales were far more moderate but pushed the 2025 Nantucket past the $1.5 billion mark.  Monthly dollar volume was 13 percent lower than one year ago, while transaction volume was 16 percent lower. Only one other month so far this year (May) saw YOY declines in both metrics.  Monthly transactions ranged from a $830,000 mid-island residential unit to a $10.75 million sale in Eel Point. 
 
New purchase activity was lighter than in previous months, but there were still 24 new contracts marked during November.  Price adjustments were notably lower than in previous years and included just 10 properties.  Property inventory also declined and measured 23 percent lower than this time last year.
