January 2026 Market Snapshot
From sales activity to new contracts, the 2026 Nantucket real estate market is off to a slower start than it was one year ago. That said, we know that January 2025 was an anomaly compared to every other January on record for the last 10 years, especially when measuring dollar volume relative to transaction volume.
So, aside from just last year, January 2026 is right in line with prior years. If monthly contract activity is any indicator, the first quarter of 2026 may also be more subdued than the strength we saw in early 2025. Yet with property inventory markedly lower than one year ago, prices are unlikely to soften.
