“Buoyed by three sales above $10 million, including the Land Bank’s purchase of 41 Jefferson Avenue, preliminary December 2024 sales totaled $143 million. This is 56 percent higher than one year ago and the third highest monthly tally of the year thus far. These transactions lifted total Nantucket real estate transactions to $1.24 billion through November 30th, putting the 2024 market ahead of full-year results from 2023 with another month of sales remaining.
After an exceptional new contract period during October where 46 new purchases were reported, November included just 18 new transactions on the books. Price changes also declined to 19, down from 39 adjustments one month ago. Total inventory levels also dropped with 173 properties listed for sale, 11 percent higher than one year ago.
