“The Nantucket real estate market saw a solid uptick in activity during March. Thanks to six transactions above $5 million, monthly dollar volume rose to nearly $84 million compared to the $14 million we reported in February. This brought first quarter figures to 45 transactions totaling $162 million, a respective decline of 47 percent (#) and 40 percent ($) from 1Q22.

March sales were led by an $8 million speculative home sale in Surfside. There were also a handful of vacant land sales, including two abutting lots off of Pilgrim Road that sold for $7.75 million.

New purchase activity was nearly identical to February with 15 new contracts, including at least two that we know had multiple bids. In fact, a handful of the properties listed in Town over the last few months have had multiple bidders, signs that low inventory is still the predominant driver of reduced transaction activity.

New listings also perked up with 25 newly listed properties, a hopeful sign for our spring market that should lead to increased sales activity as we head into the second quarter
