“January transactions kicked off the 2022 Nantucket real estate market with a bang. All told, there were 35 transactions totalling just over $100 million in dollar volume. The dollar volume ranks among the top five January records and is in line with that the market witnessed to kick off 2020 & 2021. The highest sale of the month was part of a portfolio sale of a portion of Richmond Development’s Sandpiper Place, while the second highest sale was a Nantucket Island Land Bank acquisition. Yet another higher end sale represented the off-market resale of a property on Hedgebury Lane which pointed to an annualized return of 10 percent between sales that occurred roughly one year apart. New inventory appeared higher than last month but at least nine of the 24 new listings were already under contract when they hit the MLS. Contract activity remained steady and indicative of a market that continues to move swiftly.” Jennifer Shalley Allen
