As a Sales and Rental Agent, one of the most common questions we hear is, “What’s included in my rental?” It’s a fair question—no one wants to overpack or under-pack. For instance, I’ve had questions about whether electricity is included. I even recall a long-ago trip I took to a foreign country where the shower was included, but hot water was extra! That’s a story for another day. On a recent family trip to Maine, I was reminded to bring my own sheets. Let’s just say expectations can vary greatly.
While no two rentals are exactly alike, here are some common themes and amenities you can expect from most vacation homes represented by Fisher Real Estate on Nantucket. Our team works diligently with rental homeowners to ensure they provide the common amenities renters have come to expect.
Fisher tip: You may not find these amenities as standard if you book through a national rental booking platform, as they do not require, audit, or inspect amenities.
If you have a future vacation home booked with the team at Fisher Real Estate, you may want to ask about specific items below.
Commonly Included Amenities in Nantucket Vacation Rentals Offered by Fisher Real Estate
Basic Furniture and Housewares
Fully furnished living spaces and kitchens, along with essential cookware, utensils, dishes, and glassware. Of course, this varies—what a culinary connoisseur might expect versus what your backyard grill champ will expect are two different perspectives. However, typical pantry items are usually included. If you like your Celtic Sea salt crystals from Ireland, you might want to bring those with you; otherwise, you can expect basic table salt to be stocked.
Linens and Towels
Bed linens, bath towels, and often beach towels are provided.
Wi-Fi and Entertainment
Internet access, TVs, and cable or streaming services (streaming is especially common these days).
Laundry Facilities
A washer and dryer are usually included, along with detergent.
Air Conditioning or Heating
Central air, mini-splits, or portable units are often available, depending on the property.
Outdoor Features
Decks, patios, grills (charcoal or propane, with gas typically included), and outdoor furniture.
Beach Gear
Beach towels, chairs, and sometimes coolers are included. While tenants often ask about beach umbrellas, these are typically not provided due to wear and tear.
Parking
Listings will specify whether off-street or designated parking is available.
Starter Supplies
Basic toiletries (such as paper goods, basic soap, and sometimes shampoo), cleaning supplies, and paper products like paper towels are typically provided. Important note: Single-use plastics are banned on Nantucket, so coffee pods are not sold on the island.
Other Things to Consider Prior to Check-In:
Homes with Pools
Nantucket has many homes with pools, but these are often at a higher price point and book quickly.
If you’d like the pool temperature adjusted, it may be possible for an additional fee, which can be deducted from your security deposit.
Pet-Friendly Accommodations
Most homes do not allow pets, although a small number do. Be sure to confirm with your agent.
It’s worth noting that Nantucket has a significant tick population, so leaving your pet at home might be a safer option.Leash laws on beaches and conservation properties are strictly enforced during the summer season.
Housekeeping Services
Homes are cleaned before your arrival and after your departure. For one-week stays, you can arrange mid-week cleanings at an additional cost. For longer stays, mid-stay cleanings might be included or available for a fee.
Bikes and Recreation Equipment
Bicycles, kayaks, and paddle boards are typically not included, but there are excellent local rental options available.
Concierge Services
While most properties don’t include concierge services, there are many third-party providers on the island who can assist with dining reservations, activity bookings, and grocery delivery. Your Fisher Real Estate Agent can point you in the right direction.
Check-in/Check-out Times
Check-in is usually at 3 p.m., and check-out is at 9 a.m. While we understand an early check-out can be inconvenient, it’s essential to keep the island’s rental system running smoothly. Late check-outs disrupt cleaning schedules and incoming guests’ experiences, so it’s crucial to stick to the times specified in your lease.
Non-Smoking Properties
Most homes and properties are non-smoking.
Always review your rental’s amenity list or ask your Fisher Real Estate Agent for clarification. This ensures you’re prepared and aware of any additional fees, such as pool heating or pet charges.
If you have specific needs or preferences, request a detailed list of amenities during the booking process to avoid surprises.
